进入新世纪以来,REITs在世界各地蓬勃发展,展现出了强大的生命力,成为全球金融市场发展的一股重要潮流。虽然我国各界对REITs中国化的探索也已历经数年,但受制于现阶段房地产调控的需要以及现行法律体系的约束,中国版REITs迟迟未能推出。然而,值得关注的是,随着我国保障房建设战略的提出,中国版REITs的试水或许可以迎来一个重要的历史契机。

The rapid growth of REITs has become a major trend in global fnancial market development. In China, there have been efforts to explore the use of a Chinese version of REITs but the introduction of this kind of product has been long delayed by real estate regulations and legal constraints. Nevertheless, it is worth noting that government plans to create more affordable housing could signal the time for a Chinese version of REITs is near.
