随着调控措施持续深入,房地产行业信贷政策总体收紧。本文通过研究房地产企业真实的融资成本及其影响因素,发现房地产企业因受调控影响,其融资成本在各行业融资成本中相对较高,企业可以通过降低财务杠杆、提高盈利能力来降低融资成本。
As China steps up its controls over the real estate sector, the industry is being forced to deal with tighter credit policies. This paper examines the true financing costs of real estate companies and the factors that affect these costs. It concludes that as a result of these market control measures, financing costs are generally higher than in other sectors. Real estate companies need to reduce their leverage and increase their profit margins if they want to reduce financing costs.
