摘要
从宏观及微观角度来对影响商品住宅价格波动的因素进行理论分析,引入房价收入比以和住房租售比来判断城市商品住宅价格的合理性,对郑州市区商品住宅市场实证研究,分析了2013-2017郑州市区年商品住宅价格变化情况,客观评价在此期间郑州市区房价是否合理并找出其原因,根据房价波动的因素提出郑州市房价上涨原因相应地提出对策建议。本研究的主要结论有:1)商品住宅价格波动的方向以及幅度是由经济面、政策导向以及社会价值观3个方面共同影响的结果; 2)通过计算房价收入比以及租售比发现2013-2017年期间郑州市区商品住宅价格水平仍然偏高,巿区商品住宅巿场上存在着商品住宅价格出现泡沫; 3)通过经济面、政策导向以及社会价值观3个方面分析出郑州市区商品住宅价格上涨的原因。
This paper analyzes the factors affecting the price fluctuation of commercial housing from the macroscopic and microscopic perspectives,and introduces the reasonableness of the price of urban commodity housing by comparing the ratio of housing price to housing and the ratio of housing rent and sale.The empirical research on the commodity housing market in Zhengzhou City is analyzed.In 2013-2017 Zhengzhou City,the annual commodity housing price changes,objective evaluation of Zhengzhou City district housing prices during this period is reasonable and find out the reasons,according to the factors of housing price fluctuations,Zhengzhou City housing prices rise reasons to propose countermeasures accordingly.The main conclusions of this study are as follows:1)The direction and magnitude of commodity housing price fluctuations are the result of three aspects:economic side,policy orientation and social values;2)Finding 2013-2017 by calculating house price-to-income ratio and rental-to-sale ratio During the year,the price level of commercial housing in Zhengzhou City was still high,and there was a bubble in the price of commercial housing in the commercial housing market in the urban area.3)Analysis of Zhengzhou District by economic aspect,policy orientation,and social values The reason for the rise in commodity housing prices.
