房价持续上涨对产业结构升级的影响研究——基于资源错配视角

摘要 本文基于资源错配视角,对房价持续上涨影响产业结构升级的机制进行了系统研究。高房价带来的高收益导致资源过度流向房地产行业,引起资源错配效应。当资源错配效应大于由于房价上涨带来的信用缓解效应、托宾Q效应、关联带动效应三者之和时,会导致其他产业因资源匮乏而无力转型升级。在政策干预方面,基于租售并举的政策环境,本文提出应大力提升租赁性住房产业的专业化与规模化程度、引导金融机构支持租赁性住房市场的发展、保持住宅用地供给规模与人口流动方向一致的政策建议。 Based on the perspective of resource mismatch, this paper systematically studies the mechanism of the continuous increase in housing prices affecting the upgrading of industrial structure. The high income brought by high housing prices leads to excessive resources flowing to the real estate industry, causing resource mismatch effects. When the resource mismatch effect is greater than the sum of credit mitigation effect, the Tobin Q effect, and the correlation driving effect caused by the rising house price, other industries will be unable to transform and upgrade due to lack of resources. In terms of policy intervention, based on the policy environment of renting and selling, this paper proposes that the degree of specialization and scale of the leased housing industry should be greatly improved, the financial institutions should be guided to support the development of the rental housing market, and the scale of residential land supply and the direction of population flow should be maintained consistent.
