摘要
保障性住房开发商的合理利润率,应依据其所承担的风险来确定。根据开发商所承担市场风险的不同,保障性住房分为开工前定价和竣工后定价两类。运用资本资产定价模型测度不同类型保障性住房的风险,并以此为基础计算得到保障性住房的开发商的合理利润率。
Reasonable profit margin of affordable housing should be based on the risks that house developers faced. According to the different risk the developers faced, affordable housing is divided into pricing pre-con-struction and pricing after-construction. In this paper, uses CAPM model to measure the different risks of afford-able housing, and then calculates the profit margin of the houses.
