摘要
高效合理的住宅项目供地机制既有助于土地资源的高效利用,又可以促进住宅市场有序发展。对住宅项目供地机制的绩效可从机制运行的角度,通过建立供地机制评价体系,运用变异系数法进行评价,得出综合绩效指数。并以合肥市为例,评价其住宅项目供地机制。研究表明该机制的社会保障效益较高,但市场配置效益、价格稳定效益较低,就此提出政策建议。
Efficient and reasonable land supply mechanism of the residential project can contribute to use of land resources efficiently and also can promote the development of the housing market orderly. This article, from the angle of the mechanism operation, establishes the performance evaluation of residential land supply mechanism. The comprehensive performance index are obtained by using variation coefficient method, through the establishment of evaluation system of land supply mechanism. It is concluded that for social security benefits is higher, but the market configuration, price stability is low for example of Hefei, and put forward related suggestions.
