摘要
在分析房地产投资信托共性风险的基础上,结合公租房融资模式的特点,系统总结公租房信托融资模式的七大风险,建立风险评价指标体系。采用模糊—灰色综合评价方法进行风险分析,并结合实例分析公租房信托融资风险。在风险评价结果的基础上提出相应的风险规避措施,以期为公租房信托融资模式的创新提供有益借鉴。
Based on the analysis of common risks of real estate investment trusts and the special nature of public rental financing model,summarized seven types of risk factors of the public housing trust financing model,and established a risk evaluation index system. With the use of fuzzy comprehensive evaluation and the analysis of gray clustering to assess the risk of the public rental housing,and has verified that the fuzzy- gray comprehensive evaluation is an effective method to public housing trust financing risk assessment with examples,and then put forward corresponding measures for risk management,in order to provide reference for the development of public rental housing trust financing model.
