摘要
针对现有传统街区更新的空间技术不足,提出以委托代理理论构建传统街区的更新控制方法。认为传统街区更新包含街区空间形态、功能以及文化三大目标,基于委托代理理论的街区更新控制方法,通过设计灵活而有针对性的契约来约束或激励参与街区更新主体行为,以实现预期更新目标。基于主体间利益目标不一致以及信息不对等两大矛盾,提出约束导向以及引导导向的两类街区更新控制方法。
Aiming at the shortcomings of the existing space technologies for traditional blocks renewal,the paper establishes a traditional blocks renewal controlling means based on principal-agent theory.The traditional blocks renewal contains the three major targets including block space form,function and culture.Its controlling means are based on principal-agent theory to achieve the desired renewal goals by designing flexible and targeted contracts to restrict or motivate the subject behavior.In view of both inconsistent interest goals and information inequality two major contradictions,the paper proposes two types of block renewal controlling means,the constraint oriented and the guide oriented.
