摘要
随着我国人口老龄化问题的持续加深,市场对于养老服务也提出了更多的需求。与一般房地产相比较,城市养老地产是一种主题地产,但是本质上也是属于商业地产的范畴,其运营建设往往也需要大量的资金。因此,城市养老地产融资模式的创新应用变得尤为重要。在当前我国养老地产融资工作中还存在一系列问题,需要及时采取有效解决措施,最大程度降低养老地产融资成本,积极拓宽融资渠道,从而推动养老地产行业建设稳定持续发展,满足市场对于养老服务的需求。将进一步对城市养老地产融资模式展开分析与探讨。
As China’s population aging problem continues to deepen,the market has also put forward more demand for old-age services.Compared with general real estate,urban pension real estate is a theme real estate,but it is also in the category of commercial real estate.Its operation and construction often requires a lot of funds.Therefore,the innovative application of urban pension real estate financing model has become particularly important.At present,there are still a series of problems in the financing of old-age real estate in China.It is necessary to take effective measures in time to minimize the financing cost of old-age real estate and actively expand the financing channels,so as to promote the stable and sustainable development of the old-age real estate industry and meet the market for the aged care service.demand.This paper will further analyze and discuss the financing model of urban pension real estate.
