Restrictive Factors and Coping Strategies of Passive Housing Development in Hot Summer and Warm Winter Zone

为解决我国夏热冬暖地区被动房发展滞后的难题,基于计划行为理论,参考相关文献,分析筛选出我国被动房发展的9大制约因素,并通过典型案例分析和专家评分法量化制约因素间的关联度,基于DEMATEL模型对制约因素进行因果关系分析。总体上看,政府对被动房的扶持政策不够完善和宣传不足是制约夏热冬暖地区被动房发展的2个主要原因因素,被动房市场尚未形成是最重要的制约因素。为促进被动房的有序健康发展,政府应出台政策调动开发商的积极性,提升消费者对被动房的认知,改善夏热冬暖地区被动房发展的大环境。

To speed up the passive houses development in China’s hot summer and warm winter zone, factors that restrict the development of passive houses in China were analyzed and screened out using the Theory of Planned Behavior with reference of literature. The degree of association between them was quantified by case study and expert scoring, and the cause factors and result factors were obtained using the DEMATEL model established. In general, while the weak support from government and insufficient publicity makes two main restrictingfactors, the unformed passive houses market is the most important factorrestrictingthe development of passive houses in hot summer and warm winter zone.Government should give policies that motivate the enthusiasm of developers, enhance consumers’ awareness of it, and improve the environment of passive housing development in hot summer and warm winter zone.
