安徽省住房价格收入比研究

摘要 选取房价收入比作为我国城市住房购买水平的评价指标,研究当前房地产市场价格与居民住房购买水平是否匹配。调查分析了房价收入比的来源,并从3个方面比较国内外房价收入比存在的差异,以安徽省为例,计算整体房价收入比及不同收入群体的房价收入比,得出当前房价与收入的不平衡性,结合当地实际情况,提出针对性建议。 In the paper, the housing price to income ratio is thought of as an evaluation index of the level of urban housing purchase in China. It is studied whether the current real estate market price does match the level of residential housing purchase. Both the source of the housing price to income ratio and the differences between the domestic and international price-to-income ratios from three aspects are analyzed. Anhui Province was taken as an example, the overall house price-to-income ratio and the housing price to income ratio of different income groups are calculated, and the current house price and income are obtained. The imbalance causes the enormous housing pressure faced by urban residents. In combination with local actual conditions, targeted recommendations are put forward to promote the healthy development of the housing market.
