摘要
中国经济的整体提升、人民生活水平的实质性提高和房地产调控政策的使得旅游地产迎来了快速发展的机遇。国内旅游地产在二三级市场发展迅速,项目面积都超过百万以上,但是,同时存在依靠旅游产业业带动,消费时间短、持续性不足的弊端。在借鉴国外旅游地产发展模式的基础上,结合国内的实际情况,对推进服务型公寓/别墅、结合养老产业和资本市场做活等模式进行探讨。
The upgrading of China’s economy,the substantial improvement of people’s living standards and real estate control policy have brought an opportunity to the fast development for tourism real estate in China.Domestic tourism real estate has been boosted rapidly in tierⅡandⅢmarkets,and their project area exceeds more than one million square meters. However,there are such drawbacks as too much reliance on the tourism industry,short time of tourist consumption and the lack of sustainability.With reference to the development model of foreign tourism real estate and with the integration of the actual situation in China,the author discusses the advancement of serviced apartments/villas,pension industry and methods to make capital market flexible.
