随着我国城镇化速度的不断提升,对房地产开发规划枝术的要求越来越高。传统的二、三维房地产开发规划技术已不能满足现代房地产开发规划发展的需求。以传统二、三维房地产开发规划技术为起点,分析了其存在的技术缺陷,介绍了Skyline系列三维平台软件,探讨了三维虚拟仿真房地产开发规划系统构建的方法和步骤,并利用Skyline提供的应用程序接口开发了三维虚拟仿真房地产规划系统,重点探索了三维GIS虚拟仿真技术在房地产开发规划中的应用,实现了规划方案的对比选择、规划成果的展示与评审、信息查询与量测及三维分析等功能。

As China's urbanization speed rising,real estate development planning technical requirements getting higher and higher.Traditional property development project in two or three dimensions technology cannot satisfy the demands of modern real estate planning and development.Begin with traditional two or three dimensional real estate development and planning techniques,an analysis of its technical flaws,introduced the Skyline series three dimensional platform software,discusses the establishment of three-dimensional virtual real estate development planning system methods and procedures,and use application programming interface offered by Skyline three-dimensional virtual real estate planning system was developed,focused on exploring three dimensional GIS application of virtual simulation technique in real estate development plan,achieving results show plan comparison selection,planning and review,information and measurement and analysis functions.
