摘要
城市土地地质经济评价,是笔者根据近年来对城市环境地质的研究,提出的根据环境地质研究所获得的资料运用地质经济指标对土地质量进行评定的新概念。本文在概述城市土地地质经济评价的地质因素:岩土地基、地震、河流与洪流、地下水、地形地貌、崩滑和泥石流、海岸环境及地面变形的基础上,详细讨论了城市土地地质经济评价的指标体系。本文将指标体系划分为地质因素费用指标和地质经济分析指标两大类,其中前者相应地质因素有8个指标组和16个具体指标;后者包括土地地质环境适宜性指标、土地地质环境费用效益指标和地价地质指标三个指标组。共11个具体指标,在对地质环境研究的基础上,运用这些地质经济指标对城市土地进行地质经济评价,可以清楚地反映不同土地单元对不同土地利用类型所需翼的环境地质费用、适宜程度、地质环境开发费用效益以及地价地质指数分布情况。这对于城市建设用地规划以及土地价格的制定都具有重要的现实意义。
Based on the study of urban enviromental geology in recent years, We have developed a new concept, urban land evaluation of geology-economy. It refers to the use of the information of environmental geology and geology-economy indices for assessing the quality of land. The article briefly illustrates eight geo- logical factors: bases of rock-earth, earthquakes, rivers and floods, ground-water, terrains and topographic features, landslides-landslips and mud-rock flows, coast environment, deformation of the earth's surface, and volcanism. More attention is pair to system of indices in urban land evaluation of geology-economy. The indicators can be divided into two categories. One is expenditure indices of geological factors, which are further classified to 8 groups and 16 specific indicators. The other is geology-economy indices of ana- lysis, which includes the group of geological suitability indicators of land, geo- logical cost-benefit indicators of land, and geological indicators of land price; these groups have 11 specific indicators in all. The indicators can clearly show the cost of environmental geology, suitability, cost-benefit of developing geo- logical envirnoment, and the distribution of geology-index of land price, These are very important for urban land use planning and land pricing.
