摘要
本文以探索小区荣誉称号对房价的影响为出发点,随机抽样调研了广州市天河、越秀、海珠、荔湾四区的88个小区,选取8个可度量变量,建立了Hedonic模型。定量实证研究结果表明:广州市小区房价的影响因素按其大小程度依次是与CBD区域中心的距离、与最近地铁站的距离、装修档次、所获荣誉称号、楼龄、周边配套、公交线路数和小区建筑面积;其中荣誉称号的影响贡献率为9.53%,排名第四,是影响房价的很重要因素。因此,建议政府和业界应重视荣誉称号规范化管理,加强诚信建设,促进房地产市场健康发展。
As the starting point to explore the impact of residential honors on housing price, the author random sampling survey 88 communities in Tianhe, Yuexiu, Liwan and Haizhu district. Hedonic model is established on the basis of reasonable selection of variables, besides, quantitative analysis is carried on. We find the influencing factors of commercial housing price in Guangzhou are The distance between residential and CBD center, The distance to subway station, Level of decoration, The honor, Building age, Supporting facilities, Bus lines and Construction area in sequence. The result of empirical research shows that the contribution rate of effects of the honorary title on house price is 9.53%, ranked fourth, as an important factor affecting house prices. The standardization of residential honors is important for the healthy development of the real estate market.
