Study on the Difficulty of Collecting Property Management Fees with Commodity Attributes in Residence Communities

本文分析了住宅小区物业管理收费难的现状,得到信息不对称、质价不相符合权责不明确是现阶段物业管理收费难的主要成因,基于物业管理的服务型商品属性,对物业服务商品本质、商品说明书、商品质量和商品管理进行了研究,提出完善商品说明、商品质量和商品管理,实现信息对策、质价相符和权责明确,是破解物业管理收费难的有效对策。

This paper analyzes the current situation of property management fees charging in residential areas. Information asymmetry,quality price inconsistency and unclear power and responsibility are the main causes of the difficulty in charging property management at this stage. Based on commodity attributes, the property service commodity essence, commodity specification, commodity quality and commodity management are studied. It is an effective countermeasure to solve the difficulty of property management charging, which is to perfect the commodity description, the quality and management of service goods, and to realize the information countermeasures, the conformity of quality and price, the clear power and responsibility.
