摘要
银川市房地产业的发展具有起步晚、发展快,城市居民实际购房能力持续增强,房地产业的链条效应显著,融资渠道多元化,旧城改造成绩显著以及与全国部分大中城市房地产价格指数相比位居前列的特点。发展中的突出问题是房地产二、三级市场体系不健全;金融、保险等政策与房地产业发展不配套;地价偏高,区域差异大;城市房地产投资区位失衡以及房地产价格水平偏离居民实际支付能力等。实现银川市房地产业持续健康发展的基本途径是大力发展住宅产业和完善房地产市场体系;大力发展和完善房地产金融服务;大力推进城市工业化和城市化进程。
The characteristics of real estate in Yinchuan are following: 1)it starts from the end of 1980's, then develops quickly; 2) people' s purchasing power is continuously strengthening; 3) it shows remarkable chain effect; 4) urbanrenewal is carried out; 5) its price index of real estate is higher than that of other cities. Beyond that, there are more problems. In order to develop real estate market continuously, some measures and basic ways are pointed out: to develop housing industry; to consummate system of market and financial service of real estate market; to push on industrialization and urbanization.
