埃及新首都CBD项目是'一带一路'重点项目,386m高的Iconic Tower是CBD项目的核心,建成后将成为非洲第一高楼。Iconic Tower是EPC总承包项目,便于价值工程的实施。价值工程是在满足业主需求的前提下,承包商提前介入设计,将功能优化、成本控制、施工要求等融入设计,使设计服务于施工和成本控制,达到项目综合效益的最大化。本项目通过调整核心筒布局、梁板布置体系、计算参数和水平外遮阳等设计,并采取高强钢筋、轻质隔墙、预制楼梯等措施,对Iconic Tower实施价值工程策划。

Egypt New Capital CBD project is the major project of The Belt and Road initiative,and the386 m high rise building Iconic Tower is the core of the CBD project and will be the highest building in Africa when completed.Iconic Tower is an EPC general contracting project,which facilitates the implementation of value engineering.Under the premise of meeting the owner’s needs,value engineering requires that contractor involves in design in advance and integrates functional optimization,cost control and construction requirements into the design,so as to make the design serve the construction and cost control,and maximize the comprehensive benefit of the project finally.In Iconic Tower project,value engineering is carried out by adjusting the core wall layout,beam and slab layout,calculation parameters and horizontal external shading,and measures such as adopting high-strength reinforcement bars,lightweight partition walls and prefabricated stairs.
