摘要
收益还原法是国际上公认的土地价格评估的基本方法之一;林地收益价格主要由纯收益和还原利率决定;目前,我国林地市场极不发育,收益还原法是一种较好的林地价格评估方法,但在具体应用中受到了一定的限制;结合实例,对收益还原法在林地价格评估中的应用作了客观评价。
The lncome Approach is one basicl and-price appraisal methods,which is acknowledged internationally.The income price is mainly decided by pure income and rate of interest.At present,the woodland market in our country is extremely undeveloped.The lncome Approach is an appropriate appraisal method,but it has some limits in application.The paper gives a further analysis on the application of the lncome Ap-proach in woodland assessment.
