基于因子分析法的保障性住房居民满意度研究——以南京市雨花台区为例

Research on Residents' Satisfaction of Affordable Housing Based on Factor Analysis:A Case Study of Yuhuatai District in Nanjing

选取15个具有代表性的评价指标,利用因子分析法识别出影响南京市保障性住房居民满意度的4个主要因子,按照其影响程度从大到小依次排列,分别为建设管理因子、地理位置因子、生活品质因子、价格因子。结果表明:南京市保障性住房居民对地理位置因子的满意度最高,而对价格因子满意度最低。最后,针对影响南京市保障性住房居民满意度的因子分析提出了改进建议。

Local government attaches much emphasis on building affordable housing and it is listed as an important strategic task in the 'Twelfth Five-Year Plan'in China. Resident satisfaction is a kind of subjective feeling and it is influenced by residents attributes,housing situation,supporting facilities and other factors. This paper selects 15 representative evaluation index and recognizes 4 main factors in resident satisfaction of affordable housing in Nanjing by using factor analysis. The descending order according to the degree of influence is the construction and management factors,geographical location factor,life quality factor,and the price factor. The result shows that the resident satisfaction of the geographical location factor is the highest and the price factor is the lowest. Recommendations for improvement on resident satisfaction factors of affordable housing in Nanjing are proposed.
