摘要
以沈阳市地铁二号线和周边房地产开发的相关数据为基础,运用特征价格模型分析沈阳市地铁二号线对周边房地产的增值作用,通过构建地铁新增客票收入模型分析房地产开发给地铁客票收入带来的影响,进而对地铁与房地产之间的相互作用关系进行对比分析,指出了沈阳市地铁与房地产之间具有明显的相互作用,但这种相互作用关系存在着严重不平衡性。
Based on Shenyang subway line2 and the related data of its surrounding real estate development,this paper analyzes the value of Shenyang subway line2 adding its surrounding real estate using characteristic value model and analyzes the impact of the subway ticket revenue generated from the real estate development by constructing new subway ticket revenue model. And then,the paper comparatively analyzes the interaction between subway and the real estate and draws a conclusion that there is a clear interaction between Shenyang subway and the real estate,but there is a serious imbalance in this relationship.
