基于logistic模型的农户意愿对宅基地退出的影响——以无锡市为例

Influence of Peasants'Willingness to Return Rural Housing Land:A Case Study in Wuxi City

研究目的:在对无锡市锡山区东港镇三联村、港东村和惠山区堰桥街道村前村的96户农户问卷调查的基础上,通过构建logistic模型分析农户意愿对宅基地退出的影响。研究方法:问卷调查法、logistic模型。研究结果:农民受教育程度、家中老人小孩数量、宅基地面积对农民宅基地退出意愿有正向影响;年龄、房屋建造成本、现居住满意度对农民宅基地退出意愿有负向影响;性别、是否从事非农工作、家庭人口、家庭年收入、外出务工人数、房屋面积、房屋年限、是否购买商品房等因素对农民宅基地退出意愿没有显著影响;三联村宅基地退出意愿明显低于港东村和村前村。研究结论:农户宅基地退出意愿受农户个体、农户家庭和居住条件等多个方面的影响。

Based on a survey in Wuxi City,the paper aims to explore the peasants'willingness to return rural housing land.The results show that education level,numbers of the elderly and children who need to be supported in a household,and area of rural housing land have positive influence on peasants'willingness to return rural housing land.In contrast,age of householder,construction costs of housing and residence satisfaction have negative influence on peasants'return willingness.Gender,occupation,numbers of family members,annual household income,numbers of migrant workers,house area,age of buildings,and whether to buy commercial residential building or not have no significant effect on peasants'return willingness.In addition,the peasants'return willingness in Sanlian village is significantly less than that in Gangdong and Cunqian village.Peasants'willingness to return residential land is influenced by various factors,including personal features,household characteristics and living conditions.
