摘要 网络信息时代的到来,使所有行业都面临着向"感测与响应"模式转变的压力,房地产业也不例外。为使国内房地产公司更好地适应这种变化,从"位置不仅仅是地址"这一命题入手,对房地产相关因素空间位置性的分析,发掘了其空间属性信息在营销中的重要价值,而目前地理学科中正在蓬勃兴起的GIS技术,其强大空间管理分析功能不仅使其成为网络时代技术发展的新代表,也为实现未来模式转变提供了基础。据此结合国外公司的一些成功经验,将两者结合对未来房地产营销模式进行了一些创新性的探索,提出了以GIS为核心的"感测与响应"房地产经营新模式,以此为房地产公司在面临经营模式转变之际提供一种借鉴和参考。 The arrival of Internet times made all trades be faced with to'exploring and responding' pressure that the model changed the real estate industry also not exception.In order to make the internal real estate company better suited this kind of change, the author from 'the seat more over address' this proposition was started with,and its space attribute information important value in the marketing was dug up in the analysis of factor space position to the real estate,and at present the geographical features of a place branches of learning were just at vigorous GIS's technology rising to us, and its powerful space management analysis function not only made its become the representative newly of the technical development of crossdomain communication times,also for realizing the coming model changed providing the foundation.On these grounds,the author combined some success experiences of abroad company,and combined both having carried on some exploring of innovation to the coming real estate marketing model, and put forward taking GIS as the nucleus'exploring and responding' the new model of real estate management,and hoped that the management model could take this as the real estate company being faced with changes the point providing using for reference.
