摘要
开展用地规模合理性研究对进一步深化工业用地节约集约利用具有重要意义。本文以陕南某石材加工项目为例,基于类比法对花岗岩工业建设项目用地规模合理性方面开展应用研究,在选取对比案例的基础上,运用容积率、建筑密度、地均固定资产投入强度等7项因素进行对比分析。结果表明,该项目拟建设用地面积为16.694 3hm2,低于3个类比案例优化用地规模区间17.195 1~20.342 0hm2的下限值,该项目用地规模相对节约;该方法定量客观,可为同类项目用地规模合理性分析提供参考。
It is of great significance to study the rationality of land use scale for further deepening the economical and intensive utilization of industrial land.Taking a stone processing project in southern Shaanxi province as an example,this paper studies the rationality of land use scale of granite industrial construction project based on analogy method.On the basis of selecting comparative cases,7 factors such as volume ratio,building density and input intensity of land average fixed assets were used to make a comparative analysis.The result shows that the area of the proposed construction land is 16.6943 hectares,which is lower than the lower limit of the optimum land-use scale range of 17.1951~20.3420 hectares in three analogy cases.The method is quantitative and objective,which can provide reference for the rational analysis of land use scale for similar projects.
