乌鲁木齐市城乡结合部农户房屋拆迁意愿的影响因素分析——基于因子分析和Logistic模型

Analysis on the influencing factors of demolition willingness of rural households in urban and rural areas of Urumqi——based on factor analysis and Logistic Model

选取乌鲁木齐市城乡结合部的典型拆迁社区(村)为调研区域,合计收集273份实地调查问卷,运用因子分析和二元Logistic回归模型,结合实地调研情况,对影响农户房屋拆迁的意愿因素进行实证分析。研究结果表明,出于'帮孩子买房'心态的拆迁农户年龄越大,在拆迁后就业越有保障、拆迁后生活成本越高的境况下,房屋拆迁意愿越强烈;受教育程度和收入水平越高、拆迁后生活品质预期越好,农户拆迁后安置忧虑程度越大,农户越不愿意通过房屋拆迁换取不确定的生活水平。基于此,立足完善征地拆迁组织机构、确保征地补偿资金到位、健全征地拆迁补偿标准、配套保障政策等多方面多渠道,提出切实有效、易于实施的农户妥善安置与合理补偿的对策措施,对于房屋拆迁工作顺利开展具有一定的参考价值和借鉴意义。

This paper selects the typical demolition community(village)of the urban-rural integration department of Urumqi as the survey area,collecting 273 field survey questionnaires,using factor analysis and binary logistic regression model,combined with the field.According to the research situation,an empirical analysis is made on the willing factors affecting the demolition of rural households.The results show that the older the demolition peasant households are,the stronger their willingness to demolish houses is,the higher their education level and income level are,the better their expectation of quality of life is,and the more worried they are about the resettlement after demolition.The larger,the more reluctant farmers are to exchange for uncertain living standards through house demolition.Simple,supplementary and simultaneous revision of English literature.Therefore,based on improving the organization of land acquisition and demolition,ensuring the compensation for land acquisition,improving the compensation standards for land acquisition and demolition,and supporting policies,etc.,we propose effective and easy-to-implement measures for farmers to properly resettle and reasonably compensate.The demolition work has a certain reference value and reference significance.
