摘要 引入了模糊数学贴近度概念 ,对房地产估价市场比较法可比案例选择进行研究 .针对不同用途 ,确定了商业及住宅房地产的特征因素 ,并作了定性描述 ,将特征因素对房地产价格的影响程度进行量化 .在特征因素的隶属度赋值方面 ,分别提出了软指标和硬指标隶属函数值的计算方法 ,在综合指标隶属函数值求取上 ,提出了加权平均的方法 .在此基础上将特征因素的隶属度及权重引入到贴近度计算概念模型之中 ,建立了交易案例与待估房地产贴近度计算模型 ,由贴近度的大小直接选出可比案例 。 The selection of comparative case in the market of estimating real estate is introduced by quoting the approaching degree concept of fuzzy mathematics. To different uses, the corresponding characteristic factors of the kind of real estate have been decided, and qualitative description has been made to each characteristic factor, and then the weight has been marked, which is quantitated according to values to the influence degree of the factors impacting on real estate price. On the aspect of the subordinate degree of the characteristic factors, computing methods of the subordinate degree of the soft and hard quota have been proposed, and the weighted average method has been put forward in overall target. On the basis of above, a model of approaching degree and the subordinate degree has been set up, and the weight of the characteristic factors has been used in the model and the comparative cases are selected by the approaching degree.
