摘要
银行对房地产行业的金融支持主要体现在对开发商的房地产开发贷款和对自然人的个人住房贷款,因此,开发商贷款风险与个人按揭风险共同构成了房地产金融风险。房地产企业、银行与市场环境参与者行为的不规范是房地产金融风险的主要来源。房地产金融风险的隐蔽性、滞后性、长期性等特点决定了房地产金融风险的应对要以“防”为主,即通过全方位、多途径的信贷风险防范机制的建立,有效防范房地产金融风险于未然。
The financial support from banks to real estates mainly embodies in two loans:development loans to estates developers and individual housing loans,which jointly constitute the financial risks of real estates industry.The non-standard behaviors of real estate enterprises,banks,and participants of market environment are the chief source of the financial risks of the industry.That the risks are obscure,lagging,and long-termed determines that the countermeasures to deal with them should be aimed at'precaution'i.e.,establish all-round and multi-means credit risks precaution system
