摘要
去年以来底商热潮愈演愈烈,住房悬殊的价差是开发商热中底商的直接动因,追求投资增殖,尤其是南方游资的进入带动了底商市场的活跃。但北京商业总量将呈现过剩趋势,而底商之形态也并非社区商业发展之趋势,基于对租金收益之研判,笔者认为:在底商的热潮中,无论是开发商,还是投资者,都应保持头脑的冷静,认真评估风险,不应盲目参与又一场博傻的游戏。
Since2002,there has been a continuing upsurge of investment of commercial real estate under residential buildings.The wide price gap between commercial buildings and residential buildings is the di-rect reason.Another driver is the huge amount of idle money from southern China.The commercial pro-jects in Beijing have greatly exceed the requirement,and the fashion is not in line with the development trend of community commerce.Basing on a rent-revenue analysis,the author suggest that both develop-ers and investors should keep calm and reevaluate the risks.
