摘要
二手房市场作为房地产市场的有机组成部分,对抑制房价、满足中低收入人群的自住需求有其重要意义,但二手房交易过程中买卖双方的信息不对称性,影响了其积极作用的发挥。分析了二手房交易过程中的信息不对称及其所带来的负面影响,提出了三种解决方法,即通过专业质量评估机构的检验、中介机构的担保和完善的法律法规,并在比较不同解决方案的基础上提出合理建议。
The second-hand houses market,which can lower the house price and meet the self-need of medium and low income people,is an important part of the real estate market.But the information asymmetry in the process of second-hand house transactions inhibits the positive effects of the second-hand houses market.This paper analyzes the information asymmetry in the process of second-hand house transactions and the negative influences that it brings about,and put forward three solutions to this problem:through the checking of professional qualified evaluation agencies,the guarantee of intermediary institutions and the law perfection.This paper also gives several suggestions after comparing these solutions.
