摘要
房改以后住房价格一路飙升,但相应的个人收入增长缓慢,而"居者有其屋"的消费观念使很多购房者利用信贷机制超额透支未来变成"房奴",使自己经济福利水平受损。本文从效用论角度分析了在预算约束、利率变动、预期通货膨胀率存在的条件下对居民跨期住房消费决策的影响。
After the reform of housing institution, the housing price soars all the way, but corresponding personal income growth is slow-moving .The consumption idea of "the reside have its house" makes a lot of people buy a house exceed their overdraft. They make use of the letter loan mechanism when it, with the economic welfare level damaged they become "the slave of building". Under the theory of Inter-period housing consumption, this text analyzes the influence between the budget restrict, interest rate fluctuation, the existent condition of the inflation and the consume decision to the residents.
