摘要
我国二手房市场交易量不足,不能为一级市场提供有力的支撑,不利于我国房地产市场的有序健康发展。期权作为一种金融衍生品,已经在金融市场中广泛运用。本文在分析我国现存二手房交易方式的基础上,引入期权方式,作为现存交易方式有机组成部分。期权方式的引出,应注意我国二级市场的现状,以及一些限制条件。期权的使用,最重要的是合理的定价,本文提出了一种现实可行的定价方式,方便期权方式现实使用。
The lack of the secondary market transaction volume can not provide effective support to the original market,which is detrimental to China’s real estate market of organic and healthy development.Options as a financial derivative,was widely used in the financial markets.This paper,on the analysis of the existing secondary market transactions,introduces the options as a part of the existing transactions.Options should accord with our secondary market situation,coupled with some restrictions to play his roles.The most important thing of using options is reason- able pricing,this paper presents a realistic practical ways to facilitate the use of options.
