摘要
本文采用35个大中城市面板数据建立Panel data模型,基于固定效应模型和随机效应模型,实证分析了城市设施资源对房地产价格波动的影响。结果表明,城市的设施资源,比如教育,基础设施,医疗保健,甚至气候也在积极地影响着房价。对此,本文提出了增加城市基础设施建设,提高城市教育水平,减少城市环境污染等相关建议。
This paper establishes a panel data model of 35 cities to empirically analyze the relationship between the amenity resources and real estate price fluctuations. The results show that the cities’ amenity resources,such as educational resources,infrastructure,health care,and even the climate,can actively affect the housing price.
