收入差距对房价收入比影响的区域性差异

摘要 通过构建一个考虑消费者和房地产商行为的理论模型,分析了收入差距对房价收入比的影响的区域性差异,利用2000-2014年的省级数据对理论模型的定理和模型机理进行了实证分析。研究发现,在房地产商供房有限的东部地区,收入差距对房价收入比有显著的负向影响;在房地产商供房充足的中西部地区,收入差距对房价收入比有显著的正向影响。理论模型的作用机制验证结果表明收入不平等与房地产商的竞争程度的交互项对房价收入比有显著的负向影响,这说明房地产商的定价能力越强,收入差距对房价收入比的影响程度越大。 This paper analyzed the regional difference of the impact of income gap on the house price to income ratio by constructing a theoretical model considering the behavior of consumers and the real estate business.The study found that the income gap of housing price to income ratio had significant negative impact in the real estate business in the eastern region;and in central and western regions,positive influence of income disparity on the housing price to income ratio is significant.The results showed that the interaction of the degree of competition in the real estate business and the income inequality have a negative impact on the price to income ratio,this showed that the real estate pricing ability is stronger,the impact of the income gap on the housing price to income ratio is greater.
