摘要
基于我国35个大中城市面板数据,运用社会网络分析法和QAP方法研究了城市地价空间关联网络特征及其影响因素。城市地价空间关联网络密度整体不高,但城市地价网络化程度不断增强,提升地价关联网络的空间很大。城市地价空间关联网络中,东部城市处于引领地位,中部城市处于中介地位,西部城市处于跟随地位。城市地价块间的"俱乐部效应"减弱,而"梯度效应"增强。职工工资差异、外商投资额差异、金融机构贷款差异、人均城市道路面积差异、万人拥有公共汽车数差异、人均建设用地差异和货运总量差异对城市地价空间关联具有显著影响。
The purpose of this paper was to study the spatial correlation network characteristics of urban land price and its influencing factors,based on the panel data of 35 cities in china. The employed methods were social network analysis method and QAP method.The results showed that: The spatial correlation network density of urban land price was not high,but the urban land price network was constantly increasing,and there was great space for improving the spatial associated network of land prices. In the spatial correlation network of urban land price,the eastern cities were in the leading position,the central cities were in the intermediary position,the western cities were in the following position. The'club effect'which was block of urban land price was weakened,and the 'gradient effect'was enhanced. The factors which were the difference of employee wages,foreign investment,loans by financial institution,per capita urban road area,the number of buses owned by millions,per capita construction land and total freight volume had the significant influence on the spatial correlation of urban land price.
