摘要
以建设规模已超过4000万m2的重庆市公共租赁房为研究对象,针对目前公租房"先租后售"模式到"只租不售"模式的政策转变,分析政府面对的大量公租房存量带来的资金回收压力,提出引入REITs融资模式实现公租房资金回收,旨在为缓解政府的财政压力提供一种可供参考与借鉴的方式。
To the case of Chongqing which has more than 40 million square meters of public rental housing, aiming at the policy transferring from ' hire first and rent later' to ' rent not sale ',analyzes the government pressure of capital recovery due to a large number of public rental stock. In order to ease the financial pressure of the government, proposes the introduction of REITs financing model to achieve the recovery of public rental.
