摘要
房产买卖与租赁存在一定的竞争性,与银行的贷款行为之间形成一种三方博弈。首先分析国内房价上涨的原因,再将房产价格浮动和不变两种情况,分别研究房产买卖与租赁的差别,分析两者的收益函数变化情况,获取影响房产买卖与租赁中纳什均衡点的因素,以纳什均衡理论为基础,根据国家人口普查数据分析国内房产市场的变化趋势,以及使收益函数最大化的方法。
House buying and renting were contradictions to each other in some cases,and constructed to a three game with banks' mortages.Reasons of increasing house price was studied firstly,and then according to constant house price and floating house price,the differences of house buying and renting were analyzed,and the payoff was achieved,furthermore,the factors were got that influenced the Nash equilibrium between buying and renting.Based on Nash equilibrium theory and the national census,the trend to domestic housing market was studied and the optimal method to got maximum payoffs was approached.
