摘要 从理论和应用两个层面,分析了土地资源具有的经济特性,并利用西方经济学的边际产出原理,剖析了地租的形成与类型,阐述了地租与地价的关系;最后,探讨了影响土地与房地产市场的主要因素以及房地产供求关系。文章的观点和结论对政府有效管理土地和投资者开发经营房地产,都具有指导和参考价值。 The economic attributes of land resources on the theory and application levels are analyzed. It also employs the Marginal Output Theory to explain the function mechanism of rent and its present types. On the merit bases,the fundamental links between the rent and land price are discussed. Moreover,it also makes an analysis on the main factors that influence the land and real estate market and explores the relationship of the supply and demand in the real estate market. It is supposed that the conclusions and suggestions will make great contributions to the actions of developers and the administrators.
