摘要
房地产业是当前拉动我国经济增长的重要产业。但是房地产业的发展存在很多问题,房价过高、利润过大,经营很不规范。特别是房地产业对银行资金的过于依赖,蕴含着巨大的金融风险。央行121号文和国务院18号文发出了规范房地产业的信号。鉴于房地产业的重要性,我们必须在规范房地产业的同时,防止"硬着陆",造成房地产业发展的停滞。因此,必须采取稳妥措施解决当前房地产业中存在的问题,进一步健全法律法规体系,完善宏观调控,逐步建立一个规范的、充分竞争的房地产市场。
Now real estate industry plays a key role in pulling of China s economic growth. However there are many problems still exist in development of real estate industry such as high residence price, exorbitant profit and irregular operation. Especially real estate industry heavily depends on bank loans, which implicates high financial risks. Recently government policies have shown the signals to normalize real estate industry. Considering the importance of real estate industry to the national economy, the author suggests to take some measures to prevent the recession of realty industry while the real estate industry is normalized. Such measures include amplifying legal system, strengthening macroeconomic regulation, and setting up a standard perfect - competitive real estate market.
