摘要
大城市社会经济的快速发展及住宅市场的不断细分 ,导致了居住群体的相对集中。作为一种客观存在 ,旧宅区内居住人口不断置换的现象值得关注。以上海市为例 ,在对旧宅区居住人口特点深入分析的基础上 ,对其政治、社会经济影响作了广泛探讨 ,并就如何形成适应旧宅区人口特点的社区管理、服务模式 ,提出了个人见解。
Abstract: The quickly development of social economy and continuously subdivision of real estate market in metropolis, which causes population who has the common characteristics moving to and living in the same community. Old housing community is an objective existence, but people inside of which has being changed all the time. This phenomenon is worthy of our concern. Taking Shanghai as an example, this paper analyzes the population characteristics living in the old housing community and discusses the political, social and economical influences it may cause. Based on the research, the author gives suggestions for how to construct a new model of the community management and service, which suit to the living population inside of old housing communities.
