房地产开发项目管理模式的选择分析

在目前房地产开发项目中广泛应用传统项目管理模式、建筑工程管理模式、设计—建造模式、设计—管理模式方式等。在选择房地产开发项目管理模式时,应考虑项目复杂程度和业主对项目实施战略,合同方式及其优缺点,以及对项目目标的要求等。如果资金有可靠来源、看重质量,应选择传统项目管理模式;如果项目工期紧、不明确程度较高,应选择建筑工程管理模式;如果业主技术和管理能力较弱,应选择设计—建造模式和设计管理模式。而设计—管理模式是最适合房地产开发项目的管理模式。

Traditional project management pattern is widely used in the real estate development now. But there are many flaws in this pattern. It is not suitable to the real estate project. This article introduced some project management patterns concisely,then analyzed their advantage and disadvantage. According to the fact of real estate construction,it is put forward that the Design-Management is the best project management pattern.
