房地产开发投资风险是任何房地产投资项目的一种客观存在 ,对房地产开发投资风险的评价是一个集体决策、定性分析与定量研究相结合的过程 ,基于专家逻辑判断的房地产投资风险的专家评价法 ,把对风险的量度用一个区间数表示 ,它不仅可以给出个别风险因素的风险概率和风险量 ,而且还可以对整个投资项目进行风险度量 。

The investment risks of real estate exploitation externally existed. Aiming at a great variety of risky factors in the process of real estate exploitation, this paper advances an expert assessment method based on the experts' logical estimation for evaluating investment risks of real estate exploitation. Besides, this method represents the risk scale as interval numbers. It not only elicits the probability of individual risks, but also educe the risk scale. This method is to some extent rational and applicable.
