摘要
众所周知,北京的房价一直都是“高歌猛进”,居高不下,如今已入选在全球房价排行榜第十名,令很多购房者望而却步。为了分析当前影响北京房地产价格的主要因素,本文搜集了2000年至2015年间的年末常住人口、人均生产总值、住宅房屋竣工面积等相关数据,建立多元线性回归模型并运用EVIEWS计量经济软件对此进行研究,为政府投资购房者提供合理化建议。
It is obvious that the housing price in Beijing is never falling. The housing price in Beijing that lots of people cannot afford is at the top ten from all over the world. The dates of the resident population, GDP and housing completion area that are collected are used for analyzing the factors that influence the housing price in Beijing. EVIEWS is used to make a multivariable linear regression model that will analyze the factors, and provide some reasonable advice for government investment and home buyer.
