摘要
随着城市人口不断增加,城市交通压力不断加大,类似于轨道交通的公共交通工具已经成为市民出行的主要方式,而轨道交通的便捷性也深深影响着沿线住宅价格。近年来,相关学者针对轨道交通对沿线住宅价格的影响开展大量的研究工作,取得了一系列的研究成果。本文利用CiteSpace文献分析工具对中国知网(CNKI)中的文献进行分析,以可视化的方式探究轨道交通沿线房价的主题、内容体系、研究特点和发展趋势,结果表明:1) 轨道交通沿线房价的系统性研究内容从最初的内容零散、衔接薄弱、分析方法单一逐渐演变为研究主题鲜明、内容丰富、关系密切;2) 轨道交通对城市中心住房价格的影响较小,离城心越远,对住房价格的影响越大,站点位置对沿线房产的影响半径大约为500~800 m;3) 一般在开工前和运营后,轨道交通对房价的影响作用最大,轨道交通的大力开发带动沿线交通发展,促进经济繁荣。
With the continuous increase of urban population and the increasing pressure of urban traffic, public transport similar to rail transit has become the main way for citizens to travel, and the convenience of rail transit also deeply affects the housing prices along the line. In recent years, relevant scholars have carried out a lot of research work on the impact of rail transit on housing prices along the line, and achieved a series of research results. Based on the CiteSpace literature analysis tool, this paper analyzes the CNKI literature and explores the theme, content system, research characteristics and development trend of housing prices along the rail transit line in a visual way. The results show that: 1) The systematic research content of housing prices along rail transit has gradually evolved from the original scattered content, weak connection and single analysis method to the main research subject;2) Rail transit has a small impact on housing price in the city center. The further away from the city center, the greater the impact on housing price. The influence radius of station location on the real estate along the line is about 500~800 m;3) Generally, before and after the construction, the rail transit has the greatest impact on the housing price, and the vigorous development of rail transit drives the development of transportation along the line to promote economic prosperity.
