共享策略下的城市综合体停车需求分析方法

摘要 当今城市的土地开发正朝着功能多元、设施集约的方向发展,城市综合体作为一种多功能复合型开发模式成为城市发展的主流。综合体中不同类型用地的集约布局导致不同用地的高峰停车需求存在较大的差异,整体存在停车需求和泊位供给供需失衡的问题。城市综合体供给的停车泊位数量是根据不同性质用地的功能制定的停车配建指标计算得到的,现有指标的确定虽然考虑了不同类型土地的开发对停车需求的影响,但整体泊位供给数只是将每一类土地的配建数进行简单的加和,与实际的停车需求有较大的差距。本文研究了现有的国内外停车需求预测理论,引入停车泊位共享的策略,以最大限度的提高泊位的利用率为目标,提出一种更加合理的综合体停车需求分析方法,用以指导城市综合体停车泊位的规划。 The trend of urban land use in China is towards diversification, intensification and integration. As a multi-functional complex development model, urban complex has become the mainstream of urban development. The intensive layout of different types of land in the complex leads to a large difference in peak parking demand for different land different. There is an imbalance between supply and demand in parking demand. The number of parking spaces provided by urban complexes is based on different properties calculated by the parking allocation index established by the function of the land. The determination of parking allocation index takes into account the influence of different nature land use on parking demand, but it only accumulates the demand of different nature land simply, which has a big gap with the actual parking demand. On the basis of fully studying the domestic and foreign parking demand analysis methods and considering the sharing, in order to maximize the utilization of berths, this paper establishes the more reasonable urban complex parking demand analysis, so as to predict and guide the construction of the parking of the urban complex more reasonably.
