渝东南县域住宅价格差异及影响因素初探

摘要 探究区域住宅价格差异及其影响因素,对于优化区域土地资源配置、实现房地产业健康发展有重要意义。渝东南作为重庆的三大地理区域之一,目前关于住宅价格及其影响因素的研究还未见报道。因此,研究以2021年渝东南县域住宅均价为基本数据,分析2021年渝东南县域住宅价格空间差异,通过灰色关联法分析影响住宅价格的主要因素。结果表明:① 渝东南县域住宅价格低于重庆市平均值,且内部差距大;② 渝东南县域住宅价格空间上呈现“中间低、东西高”的分布特点;③ 影响渝东南县域住宅价格的主要因素是人均GDP、居民可支配收入、城镇化率、人均旅游收入、距离中心城市的最短公路车程、人口数量、城市建成区面积和路网密度。 Exploring the difference of regional housing price and its influencing factors is of great significance for optimizing the configuration of regional land resources and realizing the healthy development of real estate industry. Southeast Chongqing is one of the three major geographical areas of Chongqing. There is no report on the study of housing price and its influencing factors. Therefore, this paper takes the average housing price of counties in Southeast Chongqing in 2021 as the basic data, analyzes the spatial differences of housing prices in counties in Southeast Chongqing in 2021, and analyzes the main factors affecting housing prices by Grey Correlation method. The results show that: (1) The housing price of Southeast Chongqing county is lower than the average value of Chongqing, and there is a large internal gap;(2) The housing prices in Southeast Chongqing county take on a characteristic that they are low in the middle and high in the east and west. (3) The main factors affecting the housing price in Southeast Chongqing county are per capita GDP, disposable income of residents, urbanization rate, per capita tourism income, the shortest road ride from the central city, population, urban built-up area and the density of road network.
