Previous studies on this issue mainly focused on m...Real estate has been a dominant industry in many countries. One problem for real estate companies is determining the most valuable area before starting a new project. Previous studies on this issue mainly focused on market needs and economic prospects, ignoring the impact of natural disasters. We observe that natural disasters are important for real estate area selection because they will introduce considerable losses to real estate enterprises. Following this observation, we first develop a self-defined new indicator named Average Loss Ratio to predict the losses caused by natural disasters in an area. Then, we adopt the existing ARIMA model to predict the Average Loss Ratio of an area. After that, we propose to integrate the TOPSIS model and the Grey Prediction Model to rank the recommendation levels for candidate areas, thereby assisting real estate companies in their decision-making process. We conduct experiments on real datasets to validate our proposal, and the results suggest the effectiveness of the proposed method.展开更多

For each market, the autoregressive integrated moving average (ARMA) model is established and spectral analysis is carded out to better understand the changes in the real estate markets in each region. The results show the investment levels and several kinds of cycles within each market. The level of real estate investment (LREI)in the eastern region is the higiaest, and the short cycle of investment is about 4 to 5 years; the LREI in the central region is in the middle, and the short cycle of investment is about 2 to 3 years; the LREI in the western region has been rapidly increasing in recent years, and the short cycle of investment is about 4 to 5 years. Given the major changes taking place in the supply and demand of China's real estate market and the current stage of its development, it is projected that China's real estate investment growth will continue to slow down during the 13th Five-year Plan period and pressures on the renovation of inventory housing will intensify. According to the changes in the development of China's current real estate market, the objectives of real estate development will be adjusted to put a higher premium on the development level, the quality of real estate development, and the improvement of housing conditions. Based on the analysis of the characteristics of real-time embedded software, the formal method is introduced into the real-time embedded software testing field and the real-time extended finite state machine (RT-EFSM) model is studied firstly. Then, the time zone division method of real-time embedded system is presented and the definition and description methods of time-constrained transition equivalence class (timeCTEC) are presented. Furthermore, the approaches of the testing sequence and test case generation are put forward. Finally, the proposed method is applied to a typical avionics real- time embedded software testing practice and the examples of the timeCTEC, testing sequences and test cases are given. With the analysis of the testing result, the application verification shows that the proposed method can effectively describe the real-time embedded software state transition characteristics and real-time requirements and play the advantages of the formal methods in accuracy, effectiveness and the automation supporting. Combined with the testing platform, the real-time, closed loop and automated simulation testing for real-time embedded software can be realized effectively.展开更多

The structure of the system was designed which includes appraisal model, trade case, GIS database and query analysis module. With the help of the L-M algorithm in MATLAB software, BP neural network was improved and the trade cases were trained, then the BP neural network which has already been trained was tested. At the same time, the BP neural and GIS were put together to construct the hedonic price estimate model. The C# and ArcGIS9.3 were used to achieve the system in VS2008. City basic geographic data and real estate related information were used as the basic data in practice. The results show that the functions of querying, adding and editing the spatial data and attribute data are achieved and also the efficiency and accuracy of real estate are improved, so that the new method of real estate is provided by the system.展开更多

The composite results show that, the ampl...This study focuses on the characteristics of the 30 60-day oscillation (MJO) associated with the interannual variability of the thermal state in the western Pacific warm pool. The composite results show that, the amplitude of MJO convection over the tropical western Pacific tends to intensify (reduce) in the WARM (COLD) case. The negative correlations between MJO convection in the WARM and in the COLD cases are examined to be significant over most of the Asian-Pacific region. The evolutions of MJO convection and lower circulation, on the one hand, exhibit larger differences between the WARM and COLD cases, but on the other hand, display a unique feature in that a well-developed MJO cyclone (anticyclone) is anchored over the Asian-Western Pacific domain at the peak enhanced (suppressed) MJO convection phase over the western Pacific warm pool, either in the WARM or in the COLD case. This unique feature of MJO shows a Gill-type response of lower circulation to the convection and is inferred to be an inherent appearance of MJO. The context in the paper suggests there may exist interactions between MJO and the interannual variability of the thermal state in the western Pacific warm pool.展开更多

The proposal of supply side structural reform measures could resolve the problems of remaining capacity and high inventory, which makes China's real estate industry present a new atmosphere. In this paper, a typical case, the listed real estate company ZHONG HUA Real Estate Enterprise Company Limited was selected to analyze its conditions, finding that inventory ex- cess production capacity and low land use efficiency were common problems in the development process of real estate industry at present. In the present work, a transient wave fields in unilateral opening pulse tube is simulated by solving the Navier-Stokes equations incorporated with the Peng-Robinson thermodynamic model. The computational fluid dynamics (CFD) results show a remarkable deviation between perfect gas model and real gas model for contact interface and shockwave. AIM To explore the agreement between the mini-mental state examination(MMSE) and montreal cognitive assessment(Mo CA) within community dwelling older patients attending an old age psychiatry service and to derive and ...AIM To explore the agreement between the mini-mental state examination(MMSE) and montreal cognitive assessment(Mo CA) within community dwelling older patients attending an old age psychiatry service and to derive and test a conversion formula between the two scales.METHODS Prospective study of consecutive patients attending outpatient services.Both tests were administered by the same researcher on the same day in random order.RESULTS The total sample(n = 135) was randomly divided into two groups.One to derive a conversion rule(n = 70),and a second(n = 65) in which this rule was tested.The agreement(Pearson's r) of MMSE and Mo CA was 0.86(P < 0.001),and Lin's concordance correlation coefficient(CCC) was 0.57(95%CI:0.45-0.66).In the second sample Mo CA scores were converted to MMSE scores according to a conversion rule from the first sample which achieved agreement with the original MMSE scoresof 0.89(Pearson's r,P < 0.001) and CCC of 0.88(95%CI:0.82-0.92).CONCLUSION Although the two scales overlap considerably,the agreement is modest.The conversion rule derived herein demonstrated promising accuracy and warrants further testing in other populations.展开更多

The mod...In order to make full use of heterogeneous multi-sensor data to serve urban intelligent transportation systems, a real-time urban traffic state fusion model was proposed, named federated evidence fusion model. The model improves conventional D-S evidence theory in temporal domain, such that it can satisfy the requirement of real-time processing and utilize traffic detection information more efficaciously. The model frame and computational procedures are given. In addition, a generalized reliability weight matrix of evidence is also presented to increase the accuracy of estimation. After that, a simulation test is presented to explain the advantage of the proposed method in comparison with conventional D-S evidence theory. Besides, the validity of the model is proven by the use of the data of loop detectors and GPS probe vehicles collected from an urban link in Shanghai. Results of the experiment show that the proposed approach can well embody and track traffic state at character level in real-time conditions.展开更多

In order to solve these problems, some concrete suggestions and countermeasures were proposed from the government control management, real estate management and property buyers de- mand management.
文摘Because of the expectation of RMB appreciation and the extremely high return rate of Chinese real estate market,more and more hot money rushed into China.As a result,the real estate price level is getting higher and higher,the bubble economy is getting worse,and the Chinese real estate is accumulating numerous risks.This study tried to find out the relation between the hot money and Chinese real estate price level with the help of empirical method.The study not only analyzed the impact of hot money on Chinese real estate price level and its harmful influence over the economy,but also proposed some suggestions to supervise the real estate market.
文摘The real gas effect is dominant at high pressure and low temperature, and it is modeled by complex equations of state other than perfect gas law. In the vicinity of liquid-vapor critical point, the real gas exhibits unusual gas dynamic behavior. In the present work, a transient wave fields in unilateral opening pulse tube is simulated by solving the Navier-Stokes equations incorporated with the Peng-Robinson thermodynamic model. The computational fluid dynamics (CFD) results show a remarkable deviation between perfect gas model and real gas model for contact interface and shockwave. The wave diagram based on the real gas model can help to solve the problem of offset design point.
文摘AIM To explore the agreement between the mini-mental state examination(MMSE) and montreal cognitive assessment(Mo CA) within community dwelling older patients attending an old age psychiatry service and to derive and test a conversion formula between the two scales.METHODS Prospective study of consecutive patients attending outpatient services.Both tests were administered by the same researcher on the same day in random order.RESULTS The total sample(n = 135) was randomly divided into two groups.One to derive a conversion rule(n = 70),and a second(n = 65) in which this rule was tested.The agreement(Pearson's r) of MMSE and Mo CA was 0.86(P < 0.001),and Lin's concordance correlation coefficient(CCC) was 0.57(95%CI:0.45-0.66).In the second sample Mo CA scores were converted to MMSE scores according to a conversion rule from the first sample which achieved agreement with the original MMSE scoresof 0.89(Pearson's r,P < 0.001) and CCC of 0.88(95%CI:0.82-0.92).CONCLUSION Although the two scales overlap considerably,the agreement is modest.The conversion rule derived herein demonstrated promising accuracy and warrants further testing in other populations.
文摘In order to make full use of heterogeneous multi-sensor data to serve urban intelligent transportation systems, a real-time urban traffic state fusion model was proposed, named federated evidence fusion model. The model improves conventional D-S evidence theory in temporal domain, such that it can satisfy the requirement of real-time processing and utilize traffic detection information more efficaciously. The model frame and computational procedures are given. In addition, a generalized reliability weight matrix of evidence is also presented to increase the accuracy of estimation. After that, a simulation test is presented to explain the advantage of the proposed method in comparison with conventional D-S evidence theory. Besides, the validity of the model is proven by the use of the data of loop detectors and GPS probe vehicles collected from an urban link in Shanghai. Results of the experiment show that the proposed approach can well embody and track traffic state at character level in real-time conditions.
