Vietnam has become a major market for construction enterprises from East Asian countries, especially from China, to participate in international project contracting, but serious schedule delays have important adverse ...Vietnam has become a major market for construction enterprises from East Asian countries, especially from China, to participate in international project contracting, but serious schedule delays have important adverse effects on local government and foreign investment companies. Based on international engineering contracting mode of Vietnam highway BOT construction projects, we discussed the drive financial factors of schedule delays, using the methods of exploratory factor analysis and questionnaire survey, and evaluated the effects of various factors which are through regression analysis. The empirical results show that the five categories of financial factors, including the policy change, slow payment, financial mismanagement, financial market changes and lack of fiscal, have significant effects on schedule delay. Furtherly, we suggested that strengthening policy research and improving financial management ability should be used to reduce the influence of relevant financial factors on schedule delay, to improve the profitability of international businesses and the motivation of foreign enterprises to participate in Vietnam highway project.展开更多
The proposed hydroelectric project on the Yangtze Gorges will be one of the largest power stations in the world.The problem of induced seismicity to the project has attracted much attention throughout China and the wo...The proposed hydroelectric project on the Yangtze Gorges will be one of the largest power stations in the world.The problem of induced seismicity to the project has attracted much attention throughout China and the world.A research program has been carried out by the State Seismological Bureau of China.Based on the size of the reservoir and the lithology,geological structure,permeability,stress state,and previous seismicity in the region,the potential risk of reservoir-induced seismicity has been estimated.The results suggest that,after impoundment in the reservoir area,the possibility of induced seismicity cannot be completely ruled out.The areas with potential risk may be in some gorges composed of karstified carbonate and plutonic granite around the dam site.However,the magnitude is expected to be limited owing to the small dimension of the induced seismogenic faults.展开更多

One of the reasons is poor Subcontractors capacity.?In order to overcome above, the current study attempts?to research on identification and control Subcontractors risks of delay process of EPC hydropower project in Vietnam.?Through summarizing international research achievements of previous researches relating on EPC hydropower projects combining with analysis characteristics of developing construction of EPC hydropower projects in Vietnam, the current study pointed out all kinds of subcontractor risk of delay process of EPC hydropower project in Vietnam;?a questionnaire with 18 risk elements was designed and then delivered to experts in EPC hydropower project management area. Based on the risk model, 11 main risk elements were identified which can be categorized into 3 groups.?Lastly, the current study proposed suggestions to reduce or avoid risks as well as approach to control risks.?Furthermore, the findings of this study can be a good managerial reference for project management teams who are working in other countries that have similar economic and investment environment to Vietnam to get their EPC construction project completed on schedule, thus ensuring the benefits to the government, the investor, the contractor, and the parties involved.展开更多

The economic value of a real estate asset is closely connected to the construction features and their performance over time (lifecycle). Safer, more comfortable and productive buildings for inhabitants are at the same time more operationally efficient and economically convenient for the owners. Solidity characteristics and static resistance to earthquakes, eco-efficiency and other constructive qualities of the building will provide benefits in the long term, and they are directly related the LCC (life cycle cost) including specific construction and/or maintenance costs. Moreover, these characteristics have an impact on the "market value" and on the "mortgage lending value" of properties, as well as on the possibility of financing the purchase through access to more affordable mortgages, and to make really feasible conversions even in the absence of public financial resources. This study introduces a new approach for conversions involving whole buildings or city areas. This research identifies the economic sustainability of a project by combining principles and suitable methodologies, together with performance and other characteristics. These aspects constitute the essential prerequisite for obtaining mortgages from banks and/or financial resources from international investors.展开更多

This paper describes a risk evaluation method for residential real estate projects based on fuzzy set theory which uses linguistic variables and respective fuzzy numbers to evaluate the factors. The primary weights of factors and evaluation of alternatives are determined by applying linguistic variables and fuzzy numbers. The notion of Shapley value is used to determine the global value of each factor in accomplishing the overall objective of the risk evaluation process, so the primary weights are revised, thus the importance of factors can be reflected more precisely. A major advantage of the method is that it allows experts and engineers to express their opinions on project risk evaluation in linguistic variables rather than crisp values. An illustration is presented to demonstrate the application of the method in risk evaluation. The results are consistent with the results calculated by conventional risk evaluation method. The research demonstrates that the method is objective and accurate, and is of an application value in the risk evaluation for residential real estate project.展开更多

Although several studies have been focused on the various effects of risk in construction projects, limited efforts have been made to investigate the typical and the overall schedule delay risk. In this study, our aim is to detect the typical and overall schedule delay risk throughout the construction project lifecycle, which consists of the pre-construction, construction, and post-construction stages, and compare the stages with each other. Common criteria, sub-criteria, and attributes were developed for all alternatives for the purpose of making a risk decision. The methodology that was followed integrated the multiplecriteria decision-making(MCDM) model of fuzzy analytic hierarchy process comprehensive evaluation(FAHPCE)and the relative important index(RII). Data were collected from 77 participants, who were selected through purposive sampling from different contracting organizations in Ethiopian construction projects by means of questionnaires that were distributed to experienced experts. The findings showed that there is a typical delay risk either in the type or in the level of the different construction activities.Consequently, the most influenced alternative is the construction stage because of the high-risk responsibility,resource, and contract condition related criteria. The postconstruction stage was the second most influenced stage because of the high-risk responsibility-related criteria. The pre-constructed stage was the least influenced stage that consist high-risk criteria of responsibility, resource, and contract condition related. These differences provided noteworthy information about risk mitigation in construction projects by identifying the exact risk level on specific activity to make appropriate decision.展开更多
