Van earthquakes have caused big damages and demolitions in the city center, districts and in villages. As a result of precautions works have been realized to remove its effects shortly. However, it can be seen that the either urban or rural areas of the city carry the earthquake’s traces. Damages that the eartquake left on the buildings formed the most apparent and standing ones of the traces. Mud-brick buildings are the primary of those damaged buildings both in the centre of Van and in villages. Especially roofs’ collapsing and then walls’ demolition for mud-brick houses which were abandoned, and therefore were not maintained properly for a long time, are quite familiar situations after the earthquake. However, inhabited and maintained houses have been survived sturdily by contrast of other houses with modern materials and they helpt life to continue after the earthquake. In this study, mud-brick houses which were survived after earthquakes in Van and in the villages will be discussed. Reasons for demolition of those demolished and the qualities of those surviving ones will be scrutinized. It is going to be discussed how the mud-brick material which is distinguishing and struggling to gain it deserves as an ecological material today to resist against natural disasters sturdily when it is applied in decent way in scope with examples in the city of Van. Purpose of this study is to document right and wrong usage of the mud-brick materials with examples.展开更多

A Datalogger and thermocouples were used on the experimental house to determine the temperatures of the exterior and interior walls. Also, “MSR” type HygroPuce was used to determine the exterior and interior temperatures and relative humidity of the habitat. The results show that a wall made of bio-based materials with a mixture of “earth + Hibiscus cannabinus L. fibers” allows reducing the fluctuations of the interior temperatures. We observe the peaks of temperatures on the external walls at 11:00 am and for the interior walls, the peaks are observed at 5:00 pm. The maximum thermal phase shift between the peaks of the external and internal temperatures is about 7.5 hours, and the maximum damping factor is 0.9. Also, we note that the thermal performance of the material used in the design of the envelope of the house is determined by the improvement of the response of the envelope in front of the external thermal solicitations.展开更多

Solar energy brings impactful benefits and products that are expected to make homes more reliable, sustainable, and affordable. Thanks to technological advancements like the solar cell, we can gather this energy and turn it into electricity. The construction industry has an exceptional chance of benefiting from this sustainable energy. Many recognised benefits have been spelled forth in the construction industry, such as providing homes with clean energy with no trace of ozone depleting material emission. There are many people in Nigeria who are not linked to the public electric grid, and the energy sector produces and generates less than 58% of the entire amount of energy required. As stated in the Nigeria’s National Energy General Plan, the Sustainable Energy programme aims to enhance the country’s use of solar electricity. This paper focuses on the role of solar energy in the provision of sustainable affordable housing in Nigeria. It considers the description, method, and utilisation of solar energy with a focus on residential and commercial buildings.展开更多

To make a more significant profit, many landlords are no longer renting out their houses under long-term tenancies but under short-term tenancies. Regulating rentals in Rent Pressure Zones with the highest and rising rents is becoming a tricky issue. In this paper, we develop a breach identifier to check short-term rentals located in Rent Pressure Zones with potential breaches only using publicly available data from Airbnb (an online marketplace focused on short-term home-stays) and Irish government websites. First, we use a Residual Neural Network to filter out outdoor landscape photos that negatively impact identifying whether an owner has multiple rentals in a Rent Pressure Zone. Second, a Siamese Neural Network is used to compare the similarity of indoor photos to determine if multiple rental posts correspond to the same residence. Next, we use the Haversine algorithm to locate short-term rentals within a circle centered on the coordinate of a permit. Short-term rentals with a permit will not be restricted. Finally, we improve the occupancy estimation model combined with sentiment analysis, which may provide higher accuracy.展开更多

文摘Innovation capitalization is a new concept in innovation geography research.Extant research on a city scale has proven that innovation is an important factor affecting housing prices and verified that innovation has a capitalization effect. However, few studies investigate the spatial heterogeneity of innovation capitalization. Thus, case verification at the urban agglomeration scale is needed. Therefore, this study proposes a theoretical framework for the spatial heterogeneity of innovation capitalization at the urban agglomeration scale.Examining the Guangdong-Hong Kong-Macao Greater Bay Area(GHMGBA),China as a case study, the study investigated the spatial heterogeneity of the influence of high-tech firms, representing innovation,on housing prices. This work verified the spatial heterogeneity of innovation capitalization. The study constructed a data set influencing housing prices, comprising 11 factors in 5 categories(high-tech firms, convenience of living facilities, built environment, the natural environment, and the fundamentals of the districts)for 419 subdistricts in the GHMGBA.On the global scale, the study finds that high-tech firms have a significant and positive influence on housing prices, with the housing price increasing by 0.0156%when high-tech firm density increases by 1%.Furthermore,a semi-geographically weighted regression(SGWR)analysis shows that the influence of high-tech firms on housing prices has spatial heterogeneity. The areas where high-tech firms have a significant and positive influence on housing prices are mainly in the GuangzhouFoshan metropolitan area, western Shenzhen-Dongguan,north-central Zhongshan-Nansha district, and Guangzhou—all areas with densely distributed high-tech firms. These results confirm the spatial heterogeneity of innovation capitalization and the need for further discussion of its scale and spatial limitations. The study offers implications for relevant GHMGBA administrative authorities for spatially differentiated development strategies and housing policies that consider the role of innovation in successful urban development.
