New institutional economics, as a discipline that studies economic behaviours and emphasizes the impact of institutions on economic activities, provides a new theoretical framework for us to understand the relationship between urban renewal policies and market responses. As an important city in western China, the development of the housing market in Chengdu is closely related to urban renewal policies. In recent years, Chengdu City has formulated a series of policies on urban renewal, such as old city renovation and new area development, which have had a profound impact on the housing market. By sorting out and analyzing these policies, this paper aims to reveal the mechanism of their impact on the housing market and how market participants react to these policies. The study will first introduce the basic theories of new institutional economics and explain why they are applicable to the study of urban renewal policies and market responses. The paper will provide an overview of the development of the housing market in Chengdu to provide background information. We will analyze the urban renewal policies in Chengdu and explore the impact of these policies on the housing market. The paper will incorporate empirical data to analyze the responses of market participants to urban regeneration policies and how these responses affect the functioning of the housing market. Through this study, we expect to provide useful insights for understanding and optimizing China’s urban regeneration policies, as well as promoting the healthy development of the housing market.展开更多
