The Impact of the GST on Mortgage Yield Spreads of Australian Building Societies

Australia has experienced significant rises in mortgage costs and sharp declines in housing affordability in the last few decades, particularly since it implemented a new tax system of Goods and Services Tax (GST) in July 2000. Prior research has attempted to examine the influence of the GST on general price levels, but little research effort has been directed to investigate the impact of the GST on mortgage costs. Using proprietary data of major building societies in Australia for 36 months, this paper examines the changes of mortgage yield spreads in the pre-and post-GST periods for building societies. Results suggest that the lenders significantly increased their mortgage charges in the post-GST periods, For example, the increase is found to be, on average, 59.0 basis points which are much higher than that of banks. 展开更多

This paper describes a particular stack performance realized in a building (school) at real scale by computation of the wind induced ventilation and a comparison of the stack performance (airflow rate extracted and wind speed) respect to other systems (wind catcher, wind jetter and wind turbine) are also showed. The realization of the system, actually working, shows the synergy between a plant design and installation using traditional energy sources with innovative engineering techniques providing for the use of integrative energy. In this case, the wind action plays an important role for the conditioning of the school, integrating and giving a significant energetic contribution to the air cooling system. In the search for new anti-tumor agents, exploiting features such as the flexibility of coordination modes of metals have become an alternative strategy for synthesizing pharmaceuticals. It has been shown that the CuDP (copper(II), doxycycline, and 1,10-phenanthroline) complex cleaves DNA strands by an oxidative mechanism and by intercalating the major groove, resulting in a cytotoxic action. The objective of this study was to assess the mutageinc/recombinogenic effects of the CuDP complex in vivo using the SMART (Somatic Mutation and Recombination Test) in Drosophila melanogaster. Treatments were carried out with third instar larvae at the standard cross and high bioactivation cross using three concentrations of CuDP (6.92, 13.84 or 27.67 mM). The mutagenic doxorubicin (0.4 mM) was used as a positive control and reverse osmosis water as a negative control. For each compound, marked trans-heterozygous and balanced heterozygous individuals were analyzed to determine the mutational and recombinogenic events occurring in the cells, We found that CuDP significantly increased the frequencies of mutant cells in both standard and high bioactivation crosses, mostly by induction of recombination. These data show that CuDP is a direct recombinogenic agent that is independent of bioactivation, 展开更多

BIM should be used for this. Building Information Modellingis a collaborative process where all stakeholders integrate and optimize their information in a digital 3D model. Sometimes it is called Green BIM. But what exactly is that? Is the International Standard Organization IFC standard useful for this? And is it compatible with new developments in parametric design? Advantages and disadvantages of BIM are listed. Full parametric design is needed because it keeps the design flexible and open for changes until the end of the design process. However it is not compatible with IFC; only object parametric design is. A possible way out of this paradox could be the use of scripts that only create objects if they are not already in the BIM database and otherwise only adapt their properties. An example of parametric sustainable architectural design explains the mentioned issues. 展开更多
